EVICTION & FORECLOSURE CLEANOUT SERVICES
Last Updated: August 23, 2026 · By Trystan Hayes & Dylan Thacker
When a unit gets vacated — whether through an eviction, a foreclosure, or a tenant just skipping out — what's left behind stands between you and your next tenant or buyer. We work with landlords, property managers, and asset managers across the Western Suburbs to clear properties fast so they can get back on the market.
A NOTE ON THE LEGAL SIDE
Illinois has specific rules about how long a landlord has to hold onto a former tenant's abandoned personal property before disposing of it, and those timelines vary by situation. We're not attorneys and this isn't legal advice — talk to your property attorney or management company about your specific timeline before you have us clear a unit. Once you're cleared to proceed, we move fast.
WHAT WE TYPICALLY CLEAR
- Furniture left behind — couches, beds, dressers, tables
- Trash and general debris accumulated over the tenancy
- Appliances (we disconnect them safely — our crew includes an experienced plumber)
- Damaged flooring, drywall, or fixtures if you're doing turnover repairs at the same time
- Yard debris if the property needs exterior cleanup too
WHY LANDLORDS AND PROPERTY MANAGERS USE US
| What Matters to You | How We Handle It |
|---|---|
| Speed | Same-day or next-day service in most cases |
| Photo quoting | Text photos, get a real number before we show up |
| Multiple properties | We can work with you on recurring turnover jobs |
| Appliance disconnects | Included — no separate contractor needed |

TYPICAL COST
Most single-unit turnovers run $325–$975 (half a truckload to a load and a half); larger properties or multi-unit jobs are priced per truckload. Text photos of the unit and we'll give you a firm number, not a range that turns into a surprise.
